The Range

Screens for every Dubai Hills home

The estate mixes big modern townhouses with apartment towers, so the screen depends on the opening. These are the kinds we put up most often around Dubai Hills.

Retractable

Our most-fitted screen here, on townhouse garden doors and tower balcony doors alike. Pull the mesh over when you want it; let go and it winds away into a slim cassette.

Sliding

Runs on a separate rail fitted alongside the sliding glass door, made to its size. A solid fit for the floor-to-ceiling doors common in the estate's modern homes.

Magnetic

A light magnetic curtain that clicks shut behind you, useful on a flat's balcony door where a family moves in and out to the terrace.

Window screens

Fixed and opening screens for the big living-room windows and the high-floor apartment windows looking over the park.

Pleated

The mesh gathers to one side and pulls flat across the frame, a tidy choice for an extra-wide townhouse opening.

Mosquito nets

Fine mesh netting you can see through, in grey or charcoal, for a window, door or bed. We hang mosquito nets across Dubai Hills, an easy line of defence against mosquitoes.

Around The Home

Spots that get a screen in a Dubai Hills home

A townhouse and an apartment have different openings, and we screen the right ones in each. These are the spots residents ask about first.

Townhouse garden doors

A townhouse's living-room sliding doors to the garden, the opening used most, take a retractable or sliding screen.

Floor-to-ceiling glass

The tall glazed walls in the modern homes get a screen across their full height, holding the light and the outlook while bugs stay outside.

Apartment balconies

A tower flat's balcony door takes a retractable or magnetic screen, so it opens to the park air with nothing flying in.

High-floor windows

The bedroom and living windows up a tower take fixed or opening screens, so they crack open for a breeze without the bugs.

The front door

A hinged or roller screen here lets the townhouse door stay open as the family comes and goes, with nothing getting in.

Kitchen windows

The kitchen window, in a villa or a flat, is a natural spot for a screen to prove its worth where food and flies meet.

Why Dubai Fly Screens

At home in both villas and towers

We have screened UAE homes since 2017, from low townhouses to high apartment floors, so a Dubai Hills home of any kind is familiar ground. The complete list of what we provide appears on our services page.

Villas and apartments

A townhouse full of large openings or a flat with a balcony and a few windows, we handle either, and quote the home as a whole.

Built to the opening

Nothing is a stock size. We take each window and door on its own and make a screen to fit it, so the result sits snug and shuts flush with nothing left open.

No drilling at all

Strong tape holds it instead of screws, so modern frames and tower glass keep their finish and a renter changes nothing.

Three systems stocked

Ours is the only UAE company carrying German, Italian and Turkish systems, so the screen fits both the home and the budget.

A free site visit

We measure the home for free and charge nothing to come out. The quote matches what we would give any customer in Dubai.

Five-year frame cover

Five years of warranty cover the aluminium frames, plus a year on the mesh, and we will return to mend or re-net it in future if ever the need arises.

Hills Pricing

Fly screen prices in the estate

These are our standard Dubai prices, the same in the estate as everywhere else. Each one opens at the listed figure and rises according to the opening's measurements and the screen picked, before 5 percent VAT.

The Process

From your message to fitted screens

Three simple steps cover everything from your first contact to fitted screens, the home visits scheduled around you.

1

Free measurement

We come over, size each opening you would like done, explain which types suit each, and give you a free price right there.

2

Built to your sizes

We then make each screen to your measurements, in your chosen mesh and frame colour, ready in four to eight working days.

3

Fitted without holes

We return and set each screen on tape, drilling nothing, then test every panel by sliding it to and fro, checking it seals before we leave.

Choosing fly screens in Dubai Hills

What works for a modern townhouse, what works for an apartment, and the reason screens earn their place in Dubai Hills. Open any section below.

Dubai Hills was planned around its green, and that is what draws the insects. The central Dubai Hills Park runs through the middle of it, planted boulevards thread between the clusters, and there are water features and pools across the estate. All that irrigated greenery and standing water, sitting in the warm air, gives mosquitoes the calm, damp spots they breed in, and they drift toward the homes that ring the parkland. A green address is a pleasant one, but it is also one where the bugs turn up.

Holding them off is about health, not only comfort. A large share of what the World Health Organization monitors is spread by mosquitoes, the broad family of vector-borne disease and dengue among it. A fly screen lets the tall doors and the balconies stay open to the park air while mosquitoes and flies stop at the mesh, the reason so many homes in the estate run them.

Dubai Hills holds two kinds of home, and each calls for a different plan. In a villa or townhouse the openings are large and modern, so the wide sliding door to the garden suits a retractable screen that slides across and tucks away, or a sliding screen on a rail of its own, and a run of floor-to-ceiling glass is screened to its full height. A span too broad for one panel takes a pleated screen that draws flat and folds aside.

In an apartment the job is smaller but the idea is the same. The balcony door is the one residents most want screened, and a retractable or a light magnetic screen suits a tower balcony well, while the high-floor windows take fixed or openable screens. There is more to see on our retractable and magnetic pages.

The estate splits between villa clusters and apartment buildings, and the openings differ from one to the next. The villa side takes in modern homes with big glazing and garden doors, among them Club Villas, Fairway Vistas, Maple, Golf Place, Sidra and Parkways. The apartment side runs to towers and mid-rises looking over the park and the boulevards, among them Socio, Park Point, Acacia, Collective, Mulberry and Park Heights.

The home changes but the method holds. Wherever you are in the estate, we size up each opening that day and propose the screen type for each, then price a villa as a whole or an apartment by its openings. A townhouse in Sidra and a flat in Park Heights get the same custom-built treatment.

Dubai Hills Estate is one of the newer master communities in the city, laid out by Emaar around a central green spine, with the Dubai Hills Mall and an eighteen-hole golf course at its heart. It sits just off Al Khail Road, roughly midway between Downtown and the Marina, one reason families settle here and one reason we are over so regularly. The homes carry that newer planning: wide panes of glass, slim modern frames, open-plan rooms that run straight out to a terrace or a balcony. Those large contemporary openings are lovely for the light and the greenery, and they are precisely the ones that call for a screen, so the air off the park can come in without the insects that come with it.

It all comes down to the mesh, and the common choice is fine fibreglass in grey or charcoal. You look right through it, air moves freely, and it keeps the routine mosquitoes and flies out. Since so many homes here face the park, a clear outlook counts, and both shades hold one, with charcoal giving slightly more daytime cover. For most homes across the estate this everyday mesh is enough.

Two add-ons come up a lot. Quite a few owners in Dubai Hills have a pet cat or dog, where a sturdier pet-proof mesh stands up to the clawing far better. To stop the very smallest biting insects or fine grit, a tighter weave keeps more out, and we cover these at the measure, and the whole range sits on our mosquito mesh and insect screen pages.

It opens with a free site visit to take the sizes. We agree a slot, come by, and record each opening to be screened to the exact millimetre, since a custom screen seals only where it matches the frame. A villa usually has a long list of openings, so we go room by room and price the home in one; a flat is a quicker call with fewer to settle. Either way nothing is paid and nothing is signed on the day.

From there each screen gets built to your measurements and we return to put it up, generally inside four to eight working days. Each one mounts on strong double-sided tape, so no drilling and no mess, and a single screen takes minutes. A full villa fills a fitting day, an apartment is normally faster, and firm dates are set at booking to suit your week.

Nearly all our screens sit on strong double-sided tape in place of screws. Nothing is bored into the frame, the glass or the wall, and a screen lifts off leaving no sign of where it once sat. Made for the task, the tape holds firm right through the Dubai summer and keeps a panel sitting just as it was set, season after season.

For Dubai Hills that suits both kinds of home. On a modern villa, the frames are part of the look and an owner would rather they were not drilled. In a rented apartment, nothing is altered, so a lease can end with no question over a deposit, and the tower glazing is left untouched. Move a screen and it comes off cleanly, so you are never locked in.

Putting screens in is only half the job, since we keep them in order down the line as well. If a screen, ours or another company's, ends up with torn netting, a buckled frame, a jammed roller or a worn-out magnet, we come and put it right. A repair or a re-mesh usually covers it, costing well under a replacement, and with the estate nearby the visit is short.

That free visit covers a repair in the estate just as it does new work. Message us a photo showing the problem and we will reply with the fix and the price. There is more on our fly screen repair and mesh replacement pages.

Getting started is quick, helped by the short drive. The first move is simply a WhatsApp message giving your cluster or building and a rough tally of the windows and doors needing a screen. We then pick a measuring time to suit you, come to the home, and go from there. With Dubai Hills near our base, the measuring and the fitting both drop in easily.

On price, a fixed window screen begins at AED 300 and a door runs to AED 700, with the single and double window screens between them, every figure ahead of VAT and matching the rest of Dubai. The measure is without charge and the figure is agreed before any work, so it is clear from the start. Ready to go ahead? You will find every way to reach us on our contact page.

Hills FAQs

Questions from the estate

Quick notes on where we work, the price, and how a fitting goes in a villa or an apartment before you book.

Yes, the whole estate, both the villas and the apartment buildings. We are based in Dubai and Dubai Hills is close to our yard, between Downtown and the Marina, so we are over there often. We come out to measure each opening, produce the screens to suit, and put them up on a second visit. A townhouse is usually a fitting day across its many openings, while an apartment is quicker, and we plan the visits around you.

Yes, free and you are under no obligation. We come to the home, measure each window and door you want screened, point out the screen types that suit each, and give a firm price that day. Say the word and we build them to those sizes; hold off and nothing is owed. The free measure covers all of Dubai Hills Estate, from the villas of Sidra and Maple to the apartments at Park Heights and Acacia.

Every part of it. We screen the villas and townhouses across Sidra, Maple, Golf Place, Club Villas, Parkways and Fairway Vistas, and for the apartments in Park Heights, Acacia, Socio, Collective, Mulberry and Park Point. From a garden townhouse by the park to a high floor in a tower, we will come and take the sizes. If your building or street is not listed, just ask, since we very likely cover it.

Yes, both, and that is much of the work in Dubai Hills. In a villa or townhouse we cover the garden sliding doors and the floor-to-ceiling glazing, a retractable or sliding screen suiting the wide openings. In an apartment we cover the balcony door together with the high-floor windows, where a retractable or magnetic screen fits a tower balcony well. Each screen is sized to the exact opening it shields, villa or flat alike.

The same as right across Dubai. A fixed window screen starts from AED 300, a single-opening window screen from AED 400, a double-sided screen from AED 450, and a door screen from AED 700, each before 5 percent VAT. A villa with many openings is priced together, an apartment by its openings, and the figure is set free at the measurement before work starts. You can pay by cash or card, and the visit is free.

No to damage, and yes to renters. Nearly every screen goes up on strong double-sided tape instead of screws, so nothing is drilled into the frames, the glass or the paintwork, in a villa or a flat. The tape grips firmly in the Dubai warmth and peels off cleanly. Rent an apartment in the estate and nothing is altered, so a lease ends with no issue; on a modern villa, the frames keep their finish.

Your screens are ready within four to eight working days of the measure. With Dubai Hills near our yard, both visits are quick to arrange around you. One window screen takes minutes, a whole house and all its openings makes a full day's fitting, and a flat is normally faster. Dates are confirmed when you book, so the work suits your schedule.

Dubai Hills is built around green space, with the central Dubai Hills Park, planted boulevards and water features running through the estate. The estate's watered greenery and still pools, warm through the day, give mosquitoes their breeding ground, and they drift toward the homes around it. With modern floor-to-ceiling doors and balconies that residents like to keep open for the park air, a fly screen keeps the air moving through while mosquitoes and flies are shut out.
